Effective immediately, Stanagiri Luxury Retreat Ubud has been renamed Khastana Hadi Resort Ubud. This rebranding decision was made after thorough consideration and discussions, as the current brand name did not live up to the positive guest feedback, standards and vision we aimed for.

The new direction will be spearheaded by Khastana Hadi Group, a sister company of Tiara Hana, designed to be a strong boutique villa and hospitality management company with an owners-driven approach. This ensures that the resort and villas are run to fulfill boutique and premium resort destination goals. This includes expanding beyond operations to focus on sustainability development initiatives and the upkeep of the resort property grounds.

GHMI Management and Khastana Hadi Group to Independently Oversee Separate Villa Operation

In terms of villa operations, there will be two management companies. GHMI Management will oversee the operations of 10 Classic Villas, which will be renamed and operated under Stanagiri Villas Ubud. The remaining 15 villas will be fully managed by the Khastana Hadi Group, operating the Royal Garden and Grand Villa collections to fulfill the luxury boutique category. Both Management will not be affiliated with each other.

Separate Marketing Channels

The Royal Garden and Grand Villa collections will be under the Khastana Hadi Resort Ubud brand with dedicated marketing channels targeting family group clientele seeking premium holiday experiences. This strategy leverages partnerships with travel agencies and marketing platforms to highlight the unique and upscale features of these villas.

Distinct Service Standards

Service standards will be tailored to offer bespoke and personalised experiences. The staff will receive specialised training to provide high-touch, attentive service, catering to the concept and experience we aim to deliver for the villas.

As we embark on a new chapter with the Khastana Hadi Group at the helm of management for our resort, we would like to take this opportunity to share the vision and focus that will guide us moving forward.

Current Outline and Challenges

Managing properties in a pool villa setting is a highly complex and detailed process. This involves specialized housekeeping and engineering training that differs significantly from typical hotel operations. Additionally, our resort’s location in an emerging destination, coupled with challenging weather conditions, has presented logistical challenges that we and the new management are actively addressing.

During the handover process, we meticulously re-evaluated every villa to bring them under our operations, incurring significant additional costs. This included the maintenance of the villas’ pools, which required extensive work to meet our high standards. Tiara Hana has taken on these expenses to ensure that each villa is restored to optimal condition.

The previous management’s decision to sell villas at very low room rates severely impacted the financial resources necessary for effective resort operations. Additionally, limited funds from the developer have constrained our ability to enhance the facilities. In response, Tiara Hana has stepped in to fund the necessary improvements, a responsibility that was not initially anticipated, particularly given the substantial costs involved in restoring the villas and pools.

Vision of the New Management

With Khastana Hadi Group, we are committed to elevating the standards and focusing on brand building, with a more owner-centric approach. This new management will prioritize several key areas to ensure a superior experience for our villa owners:

Enhanced Property Management

Our enhanced property management ensures each villa and pool receive specialized housekeeping and engineering training, maintaining their distinct character and high standards. Our rigorous training programs cover deep cleaning protocols, regular maintenance, and personalized services tailored to each pool villas. Our engineering team is equipped to handle any challenges, from ensuring functionality to rapid response repairs.

Priority Owners’ Booking

Together with Khastana Hadi Group, we place a high priority on owners, ensuring that you can secure bookings and allowing you to occupy more than one villa to welcome more of your family members together. This system allows you to make reservations well in advance, ensuring that your preferred dates and villa configurations are available.

We are also implementing a priority waitlist system for peak seasons and high-demand periods. If your preferred dates are not immediately available, you will be placed on this priority waitlist and notified promptly if those dates become available.

Tiara Hana Concierge Collaboration

We are working closely with Tiara Hana Concierge to allow owners to maximise their entitled days by assisting owners who want to rent out their villas to friends and connections to seek higher rental returns, to earn directly without the profit sharing.

Focus on Direct Bookings

The new management will focus on increasing direct bookings by building a strong brand presence. While we will temporarily use OTAs and Airbnb, our long-term goal is to prioritize direct bookings. Although this is a longer-term approach, it will help avoid commission cuts, increasing your overall returns as an investor and benefiting you in the long run. We also aim to attract families and social retreat groups, rather than corporate clients, to maintain a family-friendly atmosphere.
